Diane Davi: Welcome to another JanusGroup Short. Give us 90 seconds, won't you?

Aaron Janus: So you finally saved up enough money to invest in your first flip home. Only thing is, you’re not sure where to start, and you’re not the handiest person... YET. Well, you clicked on the right video. We here at the JanusGroup have helped new and seasoned investors buy & sell, renovate, and rent out properties for years. Here are just a few tips to dip your toes in before you start flipping.

Diane: First, What’s the Purpose of the property? Are you going to flip it and sell or rent it out? Are you doing all the work yourself or hiring help? If you’re flying solo for the first time, why not focus on a condo or a smaller house in need of a facelift such as fresh paint, light fixtures, and minor repairs. If your eyes and/or budget are bigger than your skillset, our Design Solutions team is happy to be of service.

Aaron: Next up, BUDGET: Having a budget and knowledge of current labor and materials costs is imperative before you start. Are you paying cash or obtaining a loan for the project? If using a loan, talk to a local mortgage lender about your options and be transparent. The more fixing a fixer needs will affect the type of loan you can obtain and interest rates and terms will differ from a traditional mortgage.

Diane: Finally, Location is everything in real estate. In the flip business, you need to be clever in finding a home in an area that will give you the biggest bang for your buck. Also be realistic about your travel time to and from the project, especially if you plan to be there every day. 1-hour commute each way will affect your overall schedule and gas prices will eat into your budget if you aren’t driving electric.
