Step 1: Initial Assessment
Our sales team will meet you and do a walkthrough of your property to determine the market value and to see if it makes sense to invest in any updates or upgrades before listing the property for sale.
Step 2: JG Design Solutions
A walkthrough with JG Design Solutions, our in-house team of design and remodeling experts, will determine what upgrades or updates may be a good investment for the property in order to maximize the sale price.
Step 3: Scheduling The Work
Once the scope of work is established, our design team will coordinate all of the work necessary to complete the project. We have been assisting clients like you prepare homes for sale for nearly 20 years and we have strong relationships with the vendors to do anything your property needs, including electricians, plumbers, handymen, painters, flooring, and more!
Step 4: Organization
We can bring in a professional organizer to assess the items that need to be dealt with and determine if it makes sense to hire a professional to sort through all the stuff in the house. If someone were simply downsizing, Suzanne and her team at Bee Organized Seattle could even help pack up and unpack in your new home.
Step 5: The Estate Sale
This is where our estate sale partner comes in to assess any items of value and determine if an Estate Sale is feasible. If pursuing an Estate Sale is the proper course of action, our partner offers two options for selling the items: A cutting-edge online auction model facilitates the exposure of your items to a larger group of people. Alternatively, they can also do a traditional in-home sale as well.
Step 6: Final Clean Out
John with Happy Haulers can not only help move the client who may be downsizing, but he can also handle the final clean out and salvage what he can for donation to appropriate non-profit organizations in need.
Step 7: Securing The Property
We can handle getting locks changed and securing vacant property!
Step 8: Getting The Home Ready To Market
This is when we begin the preparation to market the home, which includes complementary home staging and photography. Once the home and the marketing materials are ready, we will launch the listing campaign to attract as many eyeballs as possible that will result in showings by prospective buyers and their agents. We work with estate sale clients regularly. Here is a selection of three Seattle area estate sale homes prepared, marketed, and sold by our team in 2023 and 2024.
Success Story: Madison Valley, Seattle
We worked closely with our Estate Attorney partner, who was also the Personal Representative (PR) of the Estate, to formulate a plan to maximize net proceeds for the Estate. In this case, the Estate had sufficient funds to invest in the necessary updates that we recommended. We began by bringing in JG Design Solutions to come up with a plan to execute strategic updates, including a full kitchen remodel, which resulted in a 3-to-1 return on investment. The success of this project was, as it always is, the result of a team approach, and the PR’s trust in us to do the right thing for the Estate. The difference between what we accomplished and the approach of simply sticking a sign in the yard and selling AS-IS was worth over $200,000 to the Estate, which was not only very impactful for the heirs, it was very meaningful for us to have played a part in it.
➢ Time. The rehab took 6 weeks, start to finish. Listed and sold in 12 days (in December!)

Success Story: Wedgwood, Seattle
This lovely couple had been in their home since the 1970s. And, they decided that it was time to move into an assisted living facility. They brought us on to evaluate the best way to maximize the sale, as this was a large part of their nest egg. We decided liquidating the items they did not want to bring with them via an Estate Sale was the first step. While our estate sale partner did their thing, JG Design Solutions came in and analyzed what could be done. Given the neighborhood, there was a significant upside to creating more of a turnkey home. Not all of our clients can afford to front the cost of renovations, however, we are fortunate enough to partner with some vendors that will get paid at closing, which can truly make all of the difference for the client. Success Story: Federal Way + SeaTac
When we were first contacted by a member of this Estate, it was clear that not everyone in the family
was on the same page. Unfortunately, this is not uncommon during these emotionally trying times. They had lost the Matriarch of the family, and the heirs needed to sell two homes in order to close out the Estate. People don’t always agree on everything. However, our philosophy is that when people feel heard with empathy and compassion, then solutions can often be more easily attainable. We all worked together to devise a plan. As it turned out, these home sales provided an example of homes that did not need a huge investment. The SeaTac home was already in immaculate shape and, once properly staged and photographed, it showed extremely well. The work necessary at the Federal Way home was manageable by a family member.

➢ Money. The SeaTac home was appraised (pre-sale) for $710,000. We sold it for $795,000. 12% over value. The Federal Way home sold for full price in 5 days.
