Pumpkin spice is back, the leaves are starting to turn, and Seattle’s real estate market is settling into a new fall rhythm. As we head into autumn, buyers are finding something they haven’t had much of in recent years: more choices and a little more breathing room.

September brought a shift in home prices across the region as we head into the fall market. In Seattle, the median sale price landed at $825,000, down 8.33% from September 2025. Across the lake, the Eastside came in at $1,445,721, a 5.97% year-over-year decrease. Zooming out to King County as a whole, the median sale price was $920,000, down 7.07% compared to this time last year.
