Once we’ve attracted an offer, we’ll negotiate powerfully on your behalf to make sure that you’re getting the best possible terms. Escrow
Escrow is the stage at which we work through all of the contingencies of the contract. Among the plethora of items we’ll track are; negotiating potential inspection items, making any necessary repairs, making sure that the buyer’s financing stays on track, and making sure that there are no issues with title. Just as during the marketing stage, we’ll be by your side throughout this process, making sure you are comfortable and informed all along the way.
Closing
The end of the process is sometimes the most stressful, getting the final details buttoned up. Again, we’re there by your side, advocating for you. We’ll get there.

From stressed to sold
The Clients
Oren had the responsibility of handling the estate of his recently passed mother. His mother lived here in the Seattle area, while he, and the other family members involved all lived out of state. He found his way to the JanusGroup via a referral from a friend of the family.
The Big Concerns
Neither Oren, nor any of the other family members involved had any experience with this type of situation. So, not only were they still grieving over their loss, they were charged with navigating all of the issues around settling the estate. The most immediate concerns were who they knew that could help them through the process, and what exactly they needed to do. Subsequently, maximizing the net proceeds of the sale and having someone local that could manage the process were top priorities.
The Process
The first order of business was to refer Oren and family to an attorney that could answer questions and help them through the probate process. Next, they wanted to make sure whoever they hired would be able to net the most amount of money, in the least amount of time, and was also able to manage the project the entire
time. They did their due diligence, interviewing 4 different Realtors. They ended up choosing the JanusGroup in part because of their experience helping folks in the same position. Aaron and the team did their due diligence, and showed the family the value in making some improvements to the home. And, while there were some disagreements from some family members about the plan, they ended up putting their trust in the team to make it happen. Additionally, the trusted vendors that were used to do the work agreed to get paid at closing, so that the family did not have to pay anything out of pocket. This was a huge weight off the shoulders of Oren and the family.
The Outcome
After managing the entire remodel process from bid to completion, the JanusGroup was able to get exactly what they told Oren and family. And, they did it in short order. The work, which included updates to the bathroom, kitchen, fixtures and flooring, as well as painting the whole house, took about 3 weeks.
Once the JanusGroup staged the home and listed it, it was sold and closed within 30 days! Oren and the entire family were elated with the results and felt like they had honored their mom in the process.

I recently inherited the task of selling a home in Seattle that belonged to a family member who passed away. I live in Arizona and was concerned about handling a transaction long-distance.
Aaron was recommended to me, and I am so thankful I followed up with him. Aaron met me when I flew into town, and we walked the property. I left town, and Aaron and his team handled everything from there, and I mean everything!
The house needed “freshening” and Aaron has contacts with all of the trades needed. He arranged for painters, landscapers and cleaners to prepare the house for sale. To top it off, he had the house staged, and it looked fantastic.
If we had more time, I would have arranged to show it on HGTV! But we didn’t have time, as we had multiple offers and sold it for way over the asking price. And this was all due to Aaron’s efforts and guidance.
