Preparing to Purchase

You talk; we listen. We’ll begin the process by listening to what your biggest concerns about home buying are, and what your ultimate goals are for homeownership. Once you’re comfortable with the home buying process, then we’ll talk about what is possible for you, and we will craft a plan that will help you attain your goals. And because you are new to the Seattle area, we will share resources and answer questions about where in the greater Seattle area will make sense for you to live, based on your commute, lifestyle, and other needs.

Determining the Numbers

If you have not already done so, this is the time to talk with a mortgage professional about your financial situation and figure out what type and how much of a mortgage you’d like to have. We can refer you to one of our trusted lending partners.

Searching For Homes

After the initial discussions about what you’re looking for, we will help you narrow down your focus to a targeted geographic area that aligns with your goals and desires. From there, we’ll set up a custom home search directly from our MLS, so you’ll get access to the most accurate data. This will ping you with new listings that hit the market which may be of interest. Then, whether we’re going out on a private tour of homes, or you’re walking through open houses on your own, we’ll start to narrow down what type of home, and what neighborhoods are really going to work for you.

Due Diligence

Once you’ve found “The One”, our team will help you gather data about the home, so that you can make a sound decision. If you decide you’d like to go for it, then we’ll help you craft a strong offer. Once that offer is negotiated and we have a fully signed around contract, we’ll help move you through the next stage, escrow.

Escrow

Escrow is the stage at which we work through all the contingencies of the contract.  This is where we get the home inspected, we apply for the financing, we review documents and information about the home.  We’ll be by your side throughout this process, making sure you are comfortable and informed along the way.

Closing

The end of the process is sometimes the most stressful. Whether last minute questions for the lender, or we’re waiting for the seller to finish working on an inspection item, or one of a hundred other possibilities, just know that we are there, at your side, to advocate for you.  We’ll get there.  Once you sign the papers, it’s almost a done deal.

Keys

Congratulations!  You’re officially homeowners.  On the day of closing (when the money is transferred and the deed is recorded), we will meet and I will hand you a set of keys.  Then, we will toast to your new beginning here in the Pacific Northwest!

A relocating to Seattle success story

From new-in-town to local homeowners

The Clients

Shawn and Tracy. Both recruited to join a local “online book selling start-up”. They were from the Chicago area, and they were very much looking forward to resettling here in the Pacific Northwest. They loved everything about this area… the natural beauty, the recreational opportunities, the food, the culture… everything. Except the price of real estate! That, and the fact people refuse to keep left except to pass.

The Big Concerns

Sticker shock! The JanusGroup has helped countless people relocate from other parts of the country (and the world!), and one thing that often occurs, unless you’re coming from San Francisco or New York, et al, is a bit of sticker shock. Once one gets past that, and realigns expectations a bit, then we uncover a few more common
concerns… what city? What neighborhood? How about the schools? Transit? Amenities, etc? These are all common themes for most newcomers to Seattle, and these were the same concerns for Shawn and Tracy.

The Process

When working with clients that are relocating, the name of the game is getting to know you. Aaron and the team do that by asking a lot of questions, and… listening! What are you into? What’s most important to you? What is it that you loved about where you lived before? What would you have changed? How important are things like transit, your commute time, the amenities? Learning this information is a prerequisite to finding out more about the ideal house itself. The JanusGroup is in a unique position because they work a pretty generous swath of territory, from the city to the suburbs to the exurbs. And, we know the nuances of these cities, towns and neighborhoods. Additionally, sometimes, as in this case, they only had a few trips available to find a home, and they did not want to rent something short term. So, it was important for them to find an agent that could dedicate the time for marathon area and home tours!

The Outcome

It turns out that Shawn and Tracy really liked the idea of being somewhat close to the city, but with a more rural feeling to it. A place where they could get a little bit of land and privacy, and that was in a good school district. And, they found just the place!

Now that they are settled, and learning how to pronounce the local town names, they are turning their attention to thawing the Seattle Freeze.
