We worked with Diane at the JanusGroup and she was AMAZING! We first started working with Diane a couple years ago, when we were just starting to think about purchasing a home. Diane would check in with us from time to time to chat about market conditions, and understand our current situation. When the time finally came, Diane took the time to really understand what our needs were and some of the unique requirements we had. Throughout the process Diane was patient, responsive, and always had great insights to help us find the right home for our family. When we found the “perfect” home, Diane provided valuable insights into how we should structure our bid, which played out exactly the way she predicted. After we closed, Diane has continued to provide guidance and resources we needed to prepare for the move and make our new house a home. Buying our home in these market conditions was a very challenging and stressful process, but Diane helped to us to feel comfortable and confident with this very important decision. Buying a home can be stressful, but it wasn’t at all with Aaron.

We were new to Washington and wanted to buy quickly. Aaron would not advise you to buy under these conditions, but he was willing to run with us. He listened to what we wanted and had the persistence to find it. We saw a ridiculous amount of homes with our 3 children in tow, and the thing that won our business was that we were all still happy and laughing when the days were done. Buying a home can be stressful, but it wasn’t at all with Aaron.

My husband and I began our journey to find a new home in late April. Prior to our home search I had a dream about my late father helping us find a home. I took it as a sign, and we contacted Darren Mills, he quickly started sending us properties and joining us at open houses. His expertise was much appreciated as there were issues with homes we didn’t notice but he was able to point out. He always guided us in the right direction. After an unfortunate issue with our first lender, Darren and the JanusGroup continued to help us to quickly find a new lender. Ultimately, we were able to find the best loan and home for our family. We received the keys on Father’s Day, and I took it as a sign that my late father was watching over us. The JanusGroup was always quick to respond and provided a caring and kind experience. Aaron and Diane helped me sell my condo in very tough market conditions. Throughout the process, they were communicative with weekly updates and available for phone discussions whenever requested. They listened to my concerns and came back with data and facts to address my questions, and the cherry on top was that Diane has the best staging eye out there! When it came time to close the sale, Belinda had all the timelines ready for me and they handled all communications, saving me even more money in buyer allowances. If you are reading this, you know buying and selling in Seattle is one of the craziest things on the planet! Aaron first helped sell our house for well over the asking price, coming up with a thoughtful and smart strategy that blew us away! Then Aaron turns around and finds us a house within a week of selling. This man is a magician and an absolute pleasure to work with. We have two kids and it could have been one of the most stressful times in our lives and instead Aaron made it enjoyable and seem less! This is your guy!

I highly recommend the JanusGroup for helping buyers or sellers of real estate. Aaron found our family the contractors needed to ready my sister’s home for sale. Aaron’s relationships with these workers were so important in getting the home looking perfect in the shortest amount of time. He monitored the work of the contractors and made sure it was top quality. Because of this, my sister was able to get top dollar for her home. She now has the resources to afford assisted living for herself and for her disabled husband.

Aaron went above and beyond our expectations

Aaron was excellent when we had to sell my mothers condo after she passed. It was a very stressful situation with everything else that had to be done. We were referred to Aaron, and we met with him and left everything in his hands to take care of Aaron went above and beyond our expectations and the condo sold the same week it was listed. Aaron did an awesome job. I would have given him a 10-star rating, but they only allow 5. Thanks, Aaron!

I’ve worked with Aaron Janus on both the “buyer” and “seller” side of real estate transactions.

In the buyer mode, Aaron represented me in an epic short-sale process which spanned nearly 22 months. During that time, his expertise in real estate processes, procedures, and client representation was phenomenal. He turned documents around in a same-day process, and he pursued open items and loose ends with a passion!

In the sales agent mode, Aaron was by far the easiest, most professional realtor that I have ever worked with (I’ve bought/sold 7 homes thus far). Aaron helped me price, stage, and market my Redmond home and secured a qualified buyer within 5 business days. His follow-through on the closing process was superb, and all aspects of the sale and closing proceeded flawlessly to a successful conclusion.

TLDR: Aaron’s really good. You should use him.

Where to start about Aaron… In the sometimes dark and murky corridors of the real estate world, Aaron shines as a giant among mere mortals. Ok, that may be a stretch, but he’s by far the best agent with whom I’ve worked. I recently purchased a house and used Aaron as the buying agent. I have bought and sold a few houses previously and have a fair amount of experience with both buying and selling agents. I wish I would’ve met Aaron earlier and saved myself some not-so-great experiences with other agents.

Aaron is a perfect fit for the first time buyer/seller, or for the seasoned veteran. He knows how to adapt to your individual needs, style, preferences and does so fluidly. From jump street, he’ll invest the time to ensure he knows what you’re looking for, how much guidance or hand-holding you may need, and how he can best serve you based on your individual needs. The first conversation I had with him, we discussed what I was looking for in an agent and in terms of houses (type, area, etc.). I am comfortable with the World Wide Web internets and didn’t necessarily need someone to do all the homework on my behalf. My desire was to partner on pared-down lists and attempt to target trips only on homes that had strong promise. He was great with collaborating in his magic real estate “portal” to keep fresh listings that matched my criteria.

We started looking at homes in a couple of the areas that I suggested and listings were a bit sparse (very, very hot market at the time and homes were going incredibly fast). Aaron was Johnny-on-the-spot when it came to looking at homes right as they hit the market. He was accommodating to my schedule and would work me into his so that we could get out as quickly as possible, even targeting home visits the day they hit the market.

I ended up making offers on a few houses but got beat out by other people going way above asking, several of them cash offers. (seriously, how can there be that many cash offers??! WTH, am I bidding against Pablo Escobar?? Ok, I digress) Aaron approached each of these offers with the same amount of zest and gusto, offering insight into offer trends, comps, and all information available to him to best inform my decision. He was patient with each of these and never pushed me to make more of an offer just so he could close and move on.

I was starting to get nervous because I had an upcoming trip that would take me out of the country for a few weeks. We found a house that I really liked that Aaron had taken me out to the morning it hit the market. We had an offer prepared within an hour and Aaron was all over it like a donkey on a waffle. He drove the offer down to the selling agent’s office, which was not close, along with a bribe (really, a box of candy bars). Offer accepted after a couple days of back and forth. Me happy. 25 days to me leaving the country. Aaron partnered with my lender to make sure every single thing was in line for a fast close. We closed literally the night before my flight. I didn’t have time to go to the house prior to flying out. While I was gone, Aaron went to the house, made sure the seller got all the remaining stuff out of there and even had all new locks put in for me! Oh yeah, he also had a cleaning company come over to completely clean the place so I could come back to a spotless home. That’s gangster agent stuff right there.

As you can tell by my lengthy review, I think very highly of Aaron. I won’t hesitate to use him again and you’ll be doing yourself a favor by using him as your agent.

TLDR: Aaron’s really good. You should use him.
