Preparing
You talk; we listen. We’ll begin the process by listening to what your biggest concerns are, and what your ultimate goals are. Proper Pricing and Preparation

Next, we’ll do the proper due diligence, and share with you what is happening in the market, how your property stacks up, and what you can expect to net from the sale.
Crafting and Executing the Marketing Plan
Each property is as unique as the people who call it home. Thus, customizing a marketing plan unique to your property is essential. Then, we launch! As we’re listed, one thing that our clients really appreciate is the weekly update, which will illustrate what our team has done to market your property, how effective those efforts have been, and feedback from agents that have shown the property.
Negotiating the Best Terms
Once we’ve attracted an offer, we’ll negotiate powerfully on your behalf to make sure that you’re getting the best possible terms. Whether it’s a higher price, tighter contingency timelines or more favorable closing date, we’ll do what it takes to get you the best deal with the best chances of a smooth, on-time closing.
Escrow
Escrow is the stage at which we work through all the contingencies of the contract. Among the plethora of items we’ll track are; negotiating potential inspection items, making any necessary repairs, making sure that the buyer’s financing stays on track, and making sure that there are no issues with title. Just as during the marketing stage, we’ll be by your side throughout this process, making sure you are comfortable and informed all along the way.
Closing
The end of the process is sometimes the most stressful, as the final details are buttoned up. Again, we’re here by your side, advocating for you. We’ll get there.
The Check
Congratulations! Your investment property is sold and closed. You should receive your money within 2 days of closing!

A success story: selling a Seattle investment property
From nervous to thrilled
The Clients
Doug had held onto his first home here in the Seattle area for 10 years after moving to Southern California. It turned out to be a great investment, and with thoughts that he may move back here someday, it provided a good option for him. However, after 10 years, he decided that he was not moving back. And, he had some
other opportunities for that money elsewhere.
The Big Concerns
The single biggest concern that Doug had was managing the process of selling the home remotely. He did not have the ability to shuttle back and forth to Seattle to get bids and oversee the considerable amount of work that was needed to get top dollar for the home. He was also debating whether or not he would use a 1031 tax exchange to purchase a new property elsewhere.
The Process
After a few conversations with Aaron about the possibilities, Doug determined that he would not purchase another rental, so he tabled the idea of doing the 1031 tax exchange. He wanted to cash out. The next big question was what to do, and what not to do, to maximize the sale. So, with data to support the recommendations, Doug agreed with Aaron that a decent investment was needed in order to refresh the home prior to going to market. And, showing Doug the history of the JanusGroup’s success in managing these projects was all he needed to green light the project. So, they put together a plan, including recommendations of interior designers and contractor bids, and put the plan in motion. Doug kept a virtual eye on things via video calls with Aaron, where he could see the updates as we progressed, including: new roof, new paint inside and out, freshly painted millwork and cabinets, new carpet and refinished hardwoods, and a master bedroom and bathroom remodel. It looked so good when it was done, Doug had to make a trip to Seattle to see it in person!
The Outcome
Once the work was complete, the JanusGroup had the home beautifully staged, and within days, found a buyer!
Doug admitted that he was a little nervous making that up-front investment, but in the end, he was thrilled that he had faith and that the JanusGroup pulled it off!
And now we find out what Doug really wanted… a boat! Life is good!
