How to sell your home and buy another at the same time
Here are a few of the more common options. Your situation may be different. Contact us for a personalized consultation.
Option 1: Sell First, Then Buy
Advantages: You have a clear financial picture and know what your budget is. You do not have to write a contract contingent upon the sale of your home. This allows you to have more time to find your next home.
Disadvantages: You have to move twice and find short-term housing.
Option 2: Buy First, Then Sell
Advantages: You only move once, and you can do the move at a more leisurely pace, allowing you to make updates and/or upgrades to your new home. Once you’ve made the move, you will have more time to prepare the old home for sale, and you won’t have to worry about showings.
Disadvantages: You will need to have enough money to carry two mortgages for at least a few months.
Option 3: Buy and Sell Simultaneously
Advantages: One move and no need to cover two mortgage payments.
Disadvantages: Requires that you make offers contingent upon the sale of your current home, reducing your negotiating power as a buyer. It can require that you wait until your current home has an accepted offer before shopping for a new home, limiting your options for finding and closing on a new home.
Option 4: Buy and Convert To A Rental Property
Advantages: One move that you can do at your own pace. Converting your existing home to a rental property has all of the upside of owning a rental property.
Disadvantages: Two mortgages and the risk inherent in real estate investing.
