Preparing

You talk; we listen. We’ll begin the process by listening to what your biggest concerns are, and what your ultimate goals are. Once you’re comfortable with the home selling process, then we’ll talk about what is possible for you, and we will craft a plan that will help you attain your goals. All the while respecting the commensurate level of privacy and discretion.

Proper Pricing and Preparation

Two of the most important aspects of getting you results are the proper preparation and pricing of your home. After doing a thorough walkthrough of your home, we will help you decide what types of things need to be done in order to maximize your net proceeds, and minimize the time on market. And, don’t worry… we’ve got people that can help do the work! Next, we’ll do the proper due diligence, and share with you what is happening in the market, how your home stacks up, and what you can expect to net from the sale.

Crafting and Executing the Marketing Plan

Homes of significance, whether architecturally or otherwise, require a particular marketing focus. As unique as your estate is, so shall be the marketing. We’ll go over the details of this with you as we craft our marketing plan. Then, we launch! As we’re listed, one thing that our clients really appreciate is the weekly update, which will illustrate what our team has done to market your home, how effective those efforts have been, and feedback from agents that have shown the home.

Negotiating the Best Terms

Once we’ve attracted an offer, we’ll negotiate powerfully on your behalf to make sure that you’re getting the best possible terms. Whether it’s a higher price, tighter contingency timelines or more favorable closing date, we’ll do what it takes to get you the best deal with the best chances of a smooth, on-time closing.

Escrow

Escrow is the stage at which we work through all of the contingencies of the contract. Among the plethora of items we’ll track are; negotiating potential inspection items, making any necessary repairs, making sure that the buyer’s financing stays on track, and making sure that there are no issues with title. Just as during the marketing stage, we’ll be by your side throughout this process, making sure you are comfortable and informed all along the way.

Closing

The end of the process is sometimes the most stressful, as you work to pack and coordinate your move. Again, we’re there by your side, advocating for you. We’ll get there.

Congratulations! Your home is sold and closed. You should receive your money within 2 days of closing!

A success story: selling a Seattle area luxury home

From nervous to thrilled

The Clients

The Silvers are lovers of art and culture, travel, and all the finer things in life. He is a doctor, and she, an artist. They lived in one of the most storied and prestigious neighborhoods in the Puget Sound region. Opportunities arose that necessitated a move out of the Pacific Northwest.

The Big Concerns

Like many sellers, their top concern was what they would walk away with after the sale, as this would dictate what they would be able to get in New York City, which is where they were heading. However, also of critical importance to them was how their architecturally significant estate would be marketed, how savvy their agent would be when it came to negotiating the best deal, and how well they could help mitigate the stress involved in such a transition.

The Process

By the time the Silvers were referred to the JanusGroup by a trusted advisor, they had already had several conversations with other agents who had listed other homes in their neighborhood in the past. However, they valued the more innovative, holistic approach that the marketing team at the JanusGroup employed. They appreciated the idea that a well-crafted, compelling story combined with an aggressive and targeted marketing campaign would yield them the best offer.

The Outcome

Having done several walkthroughs with both Aaron, his interior designer/home stager, as well as Brett, the JanusGroup’s Marketing Manager, the team was ready to get to work. And they did. After a lot of due diligence, a beautiful message was crafted. Pair this with best-in-class photography and filmmaking, an innovative media blitz, including features in Dwell Magazine and Curbed, targeted marketing to the team’s deep network of Luxury Agents across the country, and unprecedented engagement on social media – results
were bound to be successful.

Within 12 days, after some savvy scheduling of personal tours, two interested buyers had surfaced.

Because the JanusGroup was able to leverage the two offers off of each other, the winner ended up escalating nearly 3% over the asking price, as well as offering several other very favorable terms, including a generous rent-back, which the Silvers appreciated, as they ended up selling much faster than they had expected.

In a neighborhood where market times are typically measured in months, and list-to-sale price ratios are typically below 100%, the Silvers enjoyed a quick and profitable sale, and were able to move on with life and new beginnings.
