Expert, Human-Created Home Valuation vs Computer-Generated Zestimate
Did you know that Zillow actually has a little note on their Zestimates? You have to dig deep on their site to find it. And it says that in the Seattle market, for homes not currently for sale, half of Zestimates are wrong by more than 5% of the property’s value.
But what about homes that are listed for sale?
Once an agent enters a listing into the MLS, Zillow uses the human-created valuation to adjust the Zestimate. The error rate for sold properties is about one percent.
So why is there such a big difference between the computer-generated value and the human-created value?
Before a home is listed for sale, an agent has walked through the property, has seen the layout and the finishes, has watched the light pour in through the windows, and the agent has smelled the home. All of these factors go into correctly pricing a listing.
The Zillow computer-generated value doesn’t take any of that into account, which is why there is such a high error rate.
So, yeah, a Zestimate is a fun toy, but if you want to know the market value of your home, you need to contact an agent and have a property market analysis done for you.
