We’ll begin the process by listening to what your biggest concerns are, and what your ultimate goals are. Once you’re comfortable with the home selling process, then we’ll talk about what is possible for you, and we will craft a plan that will help you attain your goals.

Crafting and Executing the Marketing Plan
Each house is as unique as the people who call it home. Thus, customizing a marketing plan unique to your home is essential. Then, we launch! While the home is on the market, one thing that our clients really appreciate is the weekly update, which will illustrate what our team has done to market your home, how effective those efforts have been, and feedback from agents that have shown the home.
Negotiating the Best Terms
Once we’ve attracted an offer, we’ll negotiate powerfully on your behalf to make sure that you’re getting the best possible terms. Whether it’s a higher price, tighter contingency timelines or more favorable closing date, we’ll do what it takes to get you the best deal with the best chances of a smooth, on-time closing.
Escrow
Escrow is the stage at which we work through all the contingencies of the contract. Among the plethora of items we’ll track are; negotiating potential inspection items, making any necessary repairs, making sure that the buyer’s financing stays on track, and making sure that there are no issues with title. Just as during the marketing stage, we’ll be by your side throughout this process, making sure you are comfortable and informed all along the way.
Closing
The end of the process is sometimes the most stressful, as you work to pack and coordinate your move. Again, we’re there by your side, to advocate for you. We’ll get there.
The Check
With the property closed, you can expect to receive your funds within 2 days. With the stress of the home behind you, you’ll be able to better focus on the next chapter. Onward and upward!

A selling Seattle real estate during a divorce success story
From stressed to settled
The Clients
Mindy was referred to the JanusGroup because we had helped one of her best friends sell their home when they were going through a divorce just two years earlier. However, Mindy’s ordeal was significantly less amicable than her friends. With two school age children involved, it seemed exponentially more challenging.
Jason, who had already moved out of the home, was no less distraught with the situation.
The Big Concerns
For both Jason and Mindy, the two biggest concerns were the amount of money that they would walk away with from the sale and mitigating the stress on the children.
The Process
While Mindy initiated contact with the team, we had to all work together, including Jason, to come up with a plan to maximize the proceeds of the sales, as well as figure out a way to help their young children through the process of adjusting to a new environment. The team began by laying out a timeline for getting the home
on the market, including organizing vendors to come in and do the necessary work to prepare the listing. Simultaneously, the team worked with Mindy to find a great rental home that they could transition to.
While showing them rentals, Aaron made sure to keep it light and talked about the possibilities that a new home would offer the kids. They had fun picking out new rooms and figuring out how they would decorate them.
In preparing the home for sale, the team organized bids, and helped to manage the process, which was a huge relief for both Mindy and Jason. When it was time to go live, the timing worked such that Mindy and the kids had moved into their new rental, and the listing was staged and able to go on the market vacant, which reduced the stress of having to keep the house show-ready at all times and coordinate showings.
The Outcome
In the short term, Mindy and Jason were very pleased with the results of the quick sale. And, they ended up netting more money than they had planned on, which was really helpful.
Checking in with everyone about a year later, they had fallen into a new groove, and life was much lighter and more joyful. Both Mindy and Jason had adjusted well to their new normal, and they were both in a much better situation. As for the kids, they adjusted to life with two sets of rooms that they could call their own.
