You talk; we listen. We’ll begin the process by listening to what your biggest concerns are, and what your ultimate goals are. Once you’re comfortable with the home selling process, then we’ll talk about what is possible for you, and we will craft a plan that will help you attain your goals.

 

Proper Pricing and Preparation

Two of the most important aspects of getting you results are the proper preparation and pricing of your home. After doing a thorough walkthrough of your home, we will help you decide what types of things need to be done in order to maximize your net proceeds and minimize the time on market. And, don’t worry… we’ve got people that can help do the work! Next, we’ll do the proper due diligence, and share with you what is happening in the market, how your home stacks up, and what you can expect to net from the sale.

Crafting and Executing The Marketing Plan

Each house is as unique as the people who call it home. Thus, customizing a marketing plan unique to your home is essential. Then, we launch! As we’re listed, one thing that our clients really appreciate is the weekly update, which will illustrate what our team has done to market your home, how effective those efforts have been, and feedback from agents that have shown the home.

Negotiating The Best Terms

Once we’ve attracted an offer, we’ll negotiate powerfully on your behalf to make sure that you’re getting the best possible terms. Whether it’s a higher price, tighter contingency timelines or a more favorable closing date, we’ll do what it takes to get you the best deal with the best chances of a smooth, on-time closing.

Escrow

Escrow is the stage at which we work through all the contingencies of the contract. Among the plethora of items we’ll track are: negotiating potential inspection items, making any necessary repairs, making sure that the buyer’s financing stays on track, and making sure that there are no issues with title. Just as during the marketing stage, we’ll be by your side throughout this process, making sure you are comfortable and informed at every step.

Closing

The end of the process is sometimes the most stressful, as you work to pack and coordinate your move. Again, we’re here by your side, until the very end. We’ll get there.

The Check

Congratulations! Your home is sold and closed. You should receive your money within 2 days of closing!

A first-time seller in Seattle success story

From reluctant to comfortably retired

The Clients

Elizabeth and Jim. Late 60’s. This was Liz’s very first home, which she purchased some 40 years ago! Lots of life has happened since she first purchased this home, including marrying her high school sweetheart, Jim!

Now it was time to retire to the desert to start the next chapter of life.

The Big Concerns

So much in the world has changed in the last 40 years, and that certainly holds true for the real estate world as well. Selling a home now is much different. Regardless, Liz and Jim had never done this before, so the process was new to them. One concern they had was what they needed to do to maximize the amount of money that they were going to net from the sale, and how they would get that work done. This house was a big part of their retirement nest egg, so every dollar they could squeeze out of it was important. And, they were not that handy, nor did they know of many good contractors.

The Process

At the initial meeting, Aaron walked the home and pointed out all of the things that would be important to address before hitting the market. Not only that, but he offered guidance on what not to do. The scope of the work was a bit more than what Liz and Jim were hoping to do; however, knowing that the JanusGroup had the vendors available, and more importantly, that they would manage the whole process for them, made all the difference. And, at the end of the day, doing that work let us put our best foot forward. Coupled with our aggressive marketing, this led to extraordinary results!

The Outcome

We decided to price the home at the lower end of the reasonable market range, and put an “offer review date” on the listing. That strategy was the best one for this home, especially given the work that was done, as well as the beautiful staging. One week after listing, we attracted 23 offers, with the price getting bid up 26%
over asking price… and ZERO contingencies. When they met to present the offers, Aaron asked Liz and Jim how much they thought they’d sell for, and they said, “we’d be happy if we got close to list price”. Needless to say… they were over the moon.

Now, they’re comfortably retired in the Arizona sunshine!
